Materials and fixtures across the whole project. Lead times confirmed before we order. We bulk-order where it saves money and lock specifications where consistency matters (flooring runs, paint colours, hardware finish).

Sequenced construction with the right trades on site at the right time. We typically keep one or two rooms liveable at all times for occupied renovations. Phased projects pause cleanly between phases.

Starting prices apply to simple, straightforward projects. Final pricing depends on size, access, demolition, materials, permits, structure, site conditions and finishing choices.

Whole-home renovation questions

How long does a whole-home renovation take?

Most main-floor transformations: 8–14 weeks. Whole-home (2,500 sq. ft.+) renovations: 14–20 weeks. Large or luxury projects: 20–32 weeks. We lock the timeline before we start.

Do we need to move out?

Depends on scope. Main-floor transformations: often possible to stay if bedrooms upstairs are untouched, but it's not pleasant. Whole-home renovations: most clients move out. We tell you upfront whether the project is liveable, and we plan dust/safety/access accordingly if you stay.

Can we phase the project to spread the cost?

Yes. We design the full plan upfront and break it into phases that build on each other (e.g., main floor in year 1, second floor in year 2). Phasing costs slightly more in total (set-up + tear-down per phase) but it's often the right financial call.

How much will it cost?

Main-floor transformations start around $80K and run to $180K. Whole-home renovations typically $180K–$300K. Luxury/structural-heavy projects $300K+. We give you real numbers after a site visit — not a per-sq.-ft. average that doesn't account for your specific scope.

Can you handle structural changes as part of the transformation?

Yes. We handle the engineer, the permit, the temporary shoring, the beam installation. Most transformations include some structural work (wall removal for open concept is the most common). See our Structural Renovations page for detail.

Will my home appraise for what I'm spending?

Not always 1:1. Renovations in established Ottawa-Gatineau neighbourhoods (Glebe, Westboro, Hintonburg, Aylmer) tend to hold their value well. Highly customized features (a $40K wine cellar, a $60K home theater) often appraise lower. We're honest about ROI when we discuss scope.

What about while you're working — can we use the kitchen?

If the kitchen is in scope, we set up a temporary kitchen (microwave, fridge, prep area) elsewhere in the home. You'll order takeout more than usual. If kitchen is not in scope (e.g., main-floor reno without kitchen), it stays usable throughout.

Do you handle design, or do I bring my own designer?

Both work. We have a design process built in — concept, materials, finishes, drawings — and we can run it for you. If you have your own designer or architect, we collaborate and build to their specifications. We're equally comfortable in either model.

What if I change my mind mid-project?

Changes during construction are expensive — they're the #1 cause of overruns. We strongly recommend locking decisions before we start. If you do change something mid-project, we quote the change in writing, you approve it, and it gets added to the schedule. No surprises on the invoice.
